What a smart home costs in Singapore
Short answer: a few hundred dollars for smart lighting in key rooms, from ~S$1,500 for a whole-home system in an HDB or condo, and S$3,000–S$20,000+ for a fully automated landed home. No monthly platform fees when it runs locally on Home Assistant.

What actually drives the price
Rooms and device count
Each room adds switches, sensors, and configuration time. A 2-room starter costs a fraction of every-room coverage.
Wired vs wireless
Smart switches need a neutral wire; curtain tracks may need new power runs. Retrofit wiring is the most variable line item — during renovation it's far cheaper.
Aircon integration
Bringing every split unit under automation (schedules, room-by-room control, live status) adds per-unit hardware — and is usually the upgrade owners use most in Singapore's climate.
WiFi and CCTV scope
Whole-home WiFi and 4K CCTV are often bundled into landed projects and scale with floor area.
Doing a new flat? See the BTO smart home package guide — wiring decisions made during renovation are the single biggest money-saver. For aircon-first setups, see automated climate control.
